Industrial Real Estate Demolition Of Massive And Dangerous Structures

Demolition methods are used for demolishing massive structures and larger building such as a twenty story skyscraper. It is very difficult to bring down a fairly large structure without harming the surrounding buildings. For this reason the buildings are imploded and the crew plans implosions so the structure collapses inwardly.

It is important that that the building should collapse inwards or on its own footprints to avoid adjacent constructions from any harm. For this purpose the crew carefully plans the explosions. Usually the major pillar or columns that support the building are chosen. They are removed with help of dynamite or other explosives.

By removing the main pillars the building looses the main support and the force of gravity pulls the structure down. Besides explosives the gravitational force plays an important role in the implosion of a structure.

There is an eminent need to do proper planning by studying the architectural blueprints of the building. The main target areas are selected after extensive investigations and observations of the architecture of the building. After the explosion the crew is responsible to clear off the rubble in that area. The main challenge for the crew is to examine the architecture of the building carefully and plan a controlled explosion. It is easier to topple the building on one of its sides into a parking lot etc but in order to tumble the building to fall on its own footprint is the real challenge. There are only a few companies in the world that is embraced with such skill. Read the rest of this entry »

Industrial Real Estate Measures To Take During Demolition Of A Building

There is a lot to consider when demolishing a building or any kind of large structure. The first concern is of course the safety of everyone on-site and that of everyone in the surrounding area. The workers on the demolition site must of course wear steel toe capped boots, a high visibility jacket and a hard hat at all times. The obvious reason for this is to avoid any injuries from falling debris.

Of course, there are many measures to take into account when planning a demolition to avoid damage to the surrounding area. These measures include the consideration of the weather on the day of demolition. The weather on the day can play a big part in the overall level of damage caused. When a building falls to the ground, the impact creates a shockwave which, if the sky is clear on that day, will travel straight up, doing little to no damage to anything. However is the sky is overcast and cloudy, then the shockwave will hit the clouds and fan out, potentially causing damage to the surrounding buildings, particularly their windows and so falling glass could create another hazard. Industrial Income Property Financing: Part 3 of 3

Financial Concerns

Of the three types of income property, industrial property requires the greatest degree of technical expertise and experience. Likewise, financing the acquisition of an industrial income property can be, at best, very risky without adequate planning and know-how.

The first thing to consider is what kind of industrial application the building will be used for. Not all lenders will fund the purchase of all types of industrial income property types. For example, funding the purchase of industrial real estate to be used for petroleum refining is a risky investment for many lenders. Make sure your lender is able to support your income property goals.

LTV rates for most industrial income property loans run at a maximum of 75%, so plan on having a nice pile of investment capital on hand. Industrial loan interest rates can also be a little higher than for other income property types-usually between 5.6% and 7.5%. The 20-year term that comes with most industrial income property loans is fairly typical.

Managerial Concerns

Because of the nature of manufacturing facilities, liability becomes much more important than in residential or commercial income properties. Securing the proper type and amount of insurance can help mitigate much of the risk you will take on after you lease your industrial facility. Read the rest of this entry »
